Design Services

I have over six years of experience as a Professional Designer, and know what services I can provide without a license. This has been taken into consideration for the list below.

Small-Scale Residential Design

If done with the owner of the property, I can provide design work from start to finish for single family residences and accessory buildings on site. This potentially includes all other services mentioned in this section, and coordination between subcontractors.

Interior Alterations + Design

For all other projects, I can provide designs and drawings for non-structural, interior alterations that do not include a change of use. This typically includes measuring as-is conditions for new cabinetry, furniture, and/or equipment locations. This can also include plans for small-scale Health Department submittals that do not require building permits, and/or interior plans and décor consultation.

Drafting

I can generate scaled/dimensioned plans, elevations, and sectional schematics for pre-existing designs of multiple scales using CAD software. If collaborating with licensed professionals, I can create Construction Plans for multiple scales of building projects. I have years of experience in developing plan sets under the supervision of professionals, and understand what is needed for a complete plan set.

Rendering / Digital Modelling

I have experience making digital models and renderings in both Sketchup and Rhinoceros 3D with varying degrees of detail. As my work shows, I prefer more stylized rendering styles over photorealism, however I am willing to work with clients to reach a style of rendering that suits their needs. Additionally, I am very familiar with making models for 3D printing purposes, and can produce a slicer-ready model if given enough detail.

Feasibility Consulting

I can research municipal, county and state development standards and zoning codes to estimate a feasible scope of work for a potential project. No design work included, just a report on what is possible. Additionally, I will verify any potential outlier situations with local plan checking staff.

Construction Document Review and Analysis

Depending on the phase of the project, I can provide insight on the level of detail needed for a set of construction documents for either permitting purposes or construction purposes. I can provide insight on what might be missing from the set, or can look for common discrepancies or potential inspection revisions to prevent work slowdowns on site. I can also estimate material quantities if given the proper drawings.

Permit Expediting* / Advising

I have years of experience in submitting design projects for various permits, and can help manage submittals by acting as an agent for the property owner/applicant, or I can provide insight on permitting timelines and what is needed for various submittals.
